Steps To Invest

Almost Home will pair you with one of our Approved Rent-To-Own projects.

Step 3

Almost Home will work with our clients and the Investor, making all arrangements and managing your investment. You get to invest in real estate, the best investment in the world, without worrying about the day-to-day headaches of dealing with renters or being a landlord.

Step 4

Almost Home will keep you up to date on the clients credit/financial situation throughout the year as well as any improvements to the home and overall status of the RTO project.

How Does Your Investment Grow?

Initial Deposit

Initial deposit from the client is received before you buy a property. This payment is used to lower your capital requirement and is returned to the client at the end of the program to use towards their purchase of the property.


Rental Income

We ensure your property has a positive cash flow for the entire life of the program.


Sale of Property

Profit gained on the sale of the property after all legal fees are paid, all credits are paid to the client and your initial capital is returned.


The Rent-To-Own Process:

Almost Home Solutions will find and screen all tenants. In order for tenants to qualify for our RTO Program they must first meet the following criteria:

  • provide initial deposit

  • pass a credit background check

  • have steady income

Tenants are able to select any property available for sale, as long as it within their price range (as determined by Credit Specialist) and the property passes a Certified Home Inspection.

The Investor is required to obtain a mortgage for the property and go on the title until the end of the term. Tenants are required to sign a Tenant Lease Agreement and the Purchase Option Contract.

Almost Home Solutions will collect the Tenants monthly rent and completely manage the property throughout the program. You will receive a monthly or annual cheque and can start enjoying the monthly cash flow.

At the end of the term the property gets sold and you collect proceeds from the sale.
